October 2021 Detached Home Sale prices where up 21%, just over 1 million dollars. Sales volume was down 29%. The market is still really strong, we are still under 2 months worth of inventory. Benchmark home price was just under a million, 33% increase year over year. Home sales were also up 31.8%. Condo sales were up 113% and the price of condos has risen 33%. July and August seem to be a little less intense than the spring markets. If you're selling have a strong marketing plan that will keep you ahead of the pack. If you buying work closely with your agent to find the deal and work hard and get it done.

May home sales were up 155.71% and prices increased by 36%. Condos were up 333% and prices increased by 35%. Coming into summer what buyers need to know is they need to work with their agent and make sure they are ready go when the opportunity hits because there is a lot of good opportunities, it is just a matter of being ready.

If you don't have the chance to meet the seller in person and appeal to their emotions the next best thing is to write them a 💌 letter explaining your family situation or even best make a video and have your 🎥 video sent to your 💁♂️agent so that he can present it. Even if your offer is not the best offer, I’ve seen situations before where buyers appeal to the sellers 😍 emotions so much that they get their offer accepted or at least get a second chance.

Make sure that your 🏡 house is on the market long enough so that all potential buyers will have a chance to see it. Many times it happens where a buyer will come in after the fact and say, 🤷♀️ “Oh I would have paid that much if I had only known that the house was on the market.” Give it enough ⏰ time to make sure that you find all the buyers.

Letting your emotions get the best of you. 😍🙃😫😭😳 In the thousands of offers that I've seen there's always one crazy bidder who goes substantially ⬆️ over the next one which means they're letting their emotions get the best of them and they don't know their numbers and they severely 💰💰💰 over pay for the house they’re buying. By making your decisions based on 🧐 facts, not emotions, not only do you have a great chance of your offer being accepted, you're not going to over pay for it either.
