           October 2021 Detached Home Sale prices where up 21%, just over 1 million dollars. Sales volume was down 29%.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The market is still really strong, we are still under 2 months worth of inventory.          We just had clients that tried to sell their &amp;#55356;&amp;#57313; house to &amp;#55357;&amp;#56427;friends of theirs. We were going to give them a discount on commission because they wanted to sell it to their friends.
         &#xD;

    &lt;br/&gt;&#xD;
    &lt;div&gt;&#xD;
      
           They figured their house was worth around $660,000. Their friends offered them $630,000 but there would be reduced commissions so they figured they could save some money. &amp;#55357;&amp;#56498;
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
           Eventually the financing couldn't go through so we put it on the market at $660,000. It got bid up to $725,000 netting the seller a lot more profit. &amp;#55357;&amp;#56882;
          &#xD;
    &lt;/div&gt;&#xD;
    &lt;div&gt;&#xD;
      
           So don’t think just because there's an offer in front of you it may be the best deal. Proper marketing and staging to the market can certainly net you more money. &amp;#55357;&amp;#56833;

      <title>What do You Need To Know if You're Thinking of Selling Your House in December?</title>

         It’s a very common question we get asked by a lot of Sellers “Should I sell my house now or should I wait until &amp;#55356;&amp;#57143; Spring?” And the answer to that? It really depends on your own individual situation. 
         &#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          #1. Is your house ready to go? Are all the little maintenance things done? Is it going to show it's best? That applies to any time of year but this time of year if it’s not ready to go, take the time, use the Holidays to fix it up and make sure it’s going to show it’s best. 
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          #2. Look at that demand in the marketplace. Are we in a situation where there's lots of inventory in your specific area or are there very little houses for sale? If there's not a lot houses for sale, that means there’s going to be ⬆️greater demand. Remember, come &amp;#55356;&amp;#57143;Spring a lot of people do wait until the grass is greener and the trees have their &amp;#55356;&amp;#57139; leaves on to make sure that their house looks good but at the same time there's a lot of other people doing the same thing which creates a lot of supply and consequently ⬇️ less demand.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          #3. A lot of people forget to consider how much it’s going to cost to hold their property from ☃️ December until March or April. Although the prices may go up 2% -5% and that is likely this year because of the demand we’re seeing it can still cost you not only in your mortgage payments, tax payments and insurance but you have to consider what the cost is holding up that money. A lot of times we go through the calculation we figure out it’s going to be a break even at best type situation that's even if the market goes up. If it stays flat their actually going to lose money so it’s worthwhile to take the time and look at your own specific situation. And although in these challenging times things are certainly different, one nice thing that we've been able to do and really help out a lot of our clients is do virtual market evaluations and how we do that is we look at your house, you are able to walk your house either virtually or just take &amp;#55357;&amp;#56568; pictures for us, send them to us or we do it via zoom meeting and we can accurately tell you what your house is worth, what you can expect to sell it for, even in the worst case scenario come &amp;#55356;&amp;#57143; Spring. Plus we can address certain issues. If there are things you’re thinking of fixing we can let you know that yes, it is a good idea to fix these or maybe it's not a good idea to fix and you’ll lose money. So take the ⏰ time, it only actually takes 5 or 10 minutes for us to do this.          The Winnipeg Real Estate Market had one of the best years &amp;#55358;&amp;#56623;, and I've been doing this for 20 years, in recent history. We saw 26,000 properties sell and that seems like a lot but in a typical year you'll see about 23,000 sell so it's slightly more but the difference is not a lot more houses came to market. In a typical year it's usually between 23,000 to 25,000 properties come to market &amp;#55356;&amp;#57313; and that's kind of exactly what we saw this year&amp;#55358;&amp;#56784;. It actually was 23,338 listings on the market but the difference was is a very high sell to list ratio &amp;#55357;&amp;#56520;which means more properties that came to market sold giving us higher numbers. And what that means to you is that because that really tells the story &amp;#55357;&amp;#56534; of the supply and demand, means the supply is consistent but there's a lot more demand and with a lot more demand comes an increase in price &amp;#55357;&amp;#56498;&amp;#55357;&amp;#56498;&amp;#55357;&amp;#56498;.

          I just thought it shouldn't fall on teachers to feed their kids when they have enough on their plates and I just I don't know, I've always been one that thinks if everybody works together, everybody gets through something.

    &lt;br/&gt;&#xD;

          So Deanna, what has the response been to your calls for donations?

          Oh it's been incredibly overwhelming! People have been so generous and they're all just eager to help and pitch in however they're able to. We've just had tons of drop-offs and messages and people also just saying “oh this is so inspiring”, “tell me what I can do” so it's been it's been really overwhelming and amazing!

    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;

          And Deanna, what amount of donations would you say you've collected?

          Well half of my living room is now mountainized, Jai has no basement anymore, she's dropped off several loads to the schools already, our entire back end of the office  is just heaped! There's mountains of stuff and then monetary donations as well! I think Jai had said around close to $4000 maybe? It's been amazing, so good!

    &lt;br/&gt;&#xD;

          Right now we're in the middle of collecting and putting together essential backpacks for the homeless, which is really like shampoo, conditioner, soap, that sort of thing, mitts, toques. That's where I've been working with my friend's daughter as well and we're just starting to gear up for hampers for the schools, for the families that are struggling right now 
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          So Deanna, what kind of supplies are you still looking for?

          For the backpacks where we're mainly focusing right now, toiletries would be a big one so toothpaste, toothbrushes, floss, shampoo, soap, just those basics including mitts, scarves, hats, backpacks, warm things, just stuff that we can put together and again if people would like to do monetary donations we're also purchasing groceries  to create a hundred bagged lunches to hand out also so contributions towards that would be amazing also!

         If you’re thinking about buying or selling a house in December what you need to know right now is that real estate always has been and always will be about supply and demand. Because of Covid times that we’re in, we’re still seeing strong demand for real estate but the same principle that always applies in December is that people that are only really serious sellers bring their houses to market in December which means that there’s not a lot of people who are just kind of trying to sell their house. Everybody is very serious about selling their house in December so sometimes you get better deals but also on the selling side you can possibly get a higher price because there’s not as much competition and the statistics in Winnipeg still dictate that we are in a very strong market. In 2019 in November we saw 488 sales in this November 2020 we saw over 500 sales but the main thing that for a lot of home sellers is that the average sale price went from $294,000 in 2019 to a mean average of $320,000 in November 2020.

  &lt;div&gt;&#xD;
    
          Now I told you if you waited until the end I had a special announcement.           But, the best part is that we are really good at this now, my team is really good with this.          What is going on in the Winnipeg housing market right now or perhaps what a better question is, is what's going on right now that you can use to your advantage?

          Hey, I'm Allan Asplin with The Judy Lindsay Team and right now as we sit, it is the middle of October here in Winnipeg, we're still seeing a very strong housing market. Actually, prices are up 11% over this time last year and what does that mean? 
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Well, last year you could buy an average house in Winnipeg for $320,000, this year it's going to cost you $350,000 so that's a $30,000 difference. So, for a lot of 1st time buyers or even if you're already in the market that's $30,000 that you would have to save up after tax in order to buy a house now this year or you'd left that much on the table because you didn't buy last year! So, the big thing right now is to:
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;ol&gt;&#xD;
      &lt;li&gt;&#xD;
        &lt;b&gt;&#xD;
          
             Be active in the market if you're thinking of buying.
            &#xD;
        &lt;/b&gt;&#xD;
      &lt;/li&gt;&#xD;
      &lt;li&gt;&#xD;
        &lt;b&gt;&#xD;
          
             If you're thinking of selling don't forget that the same principles that apply in a downward market still apply in a robust market like we're seeing which means you still need strong marketing!
            &#xD;
        &lt;/b&gt;&#xD;
      &lt;/li&gt;&#xD;
      &lt;li&gt;&#xD;
        &lt;b&gt;&#xD;
          
             You still have to have really good advertising to get the right buyers in the door.
            &#xD;
        &lt;/b&gt;&#xD;
      &lt;/li&gt;&#xD;
    &lt;/ol&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;

          We just had a situation where we had a house that should have sold for about $240,000, went to auction for $223,000 and didn't sell so that just shows you that marketing absolutely makes a big difference on your house so don't think you can just throw it on the market with either any agent with no advertising or do-it-yourself and expect the same result. You still need strong marketing.

         On record for the first time, WinnipegREALTORS® market region experienced consecutive months for top monthly MLS® sales. July MLS® sales are 1,898 compared to 1,897 in June which outpaced the previous record month in May 2019 of 1,705 sales.
