It’s a very common question we get asked by a lot of Sellers “Should I sell my house now or should I wait until 🌷 Spring?” And the answer to that? It really depends on your own individual situation.
#1. Is your house ready to go? Are all the little maintenance things done? Is it going to show it's best? That applies to any time of year but this time of year if it’s not ready to go, take the time, use the Holidays to fix it up and make sure it’s going to show it’s best.
#2. Look at that demand in the marketplace. Are we in a situation where there's lots of inventory in your specific area or are there very little houses for sale? If there's not a lot houses for sale, that means there’s going to be ⬆️greater demand. Remember, come 🌷Spring a lot of people do wait until the grass is greener and the trees have their 🌳 leaves on to make sure that their house looks good but at the same time there's a lot of other people doing the same thing which creates a lot of supply and consequently ⬇️ less demand.
#3. A lot of people forget to consider how much it’s going to cost to hold their property from ☃️ December until March or April. Although the prices may go up 2% -5% and that is likely this year because of the demand we’re seeing it can still cost you not only in your mortgage payments, tax payments and insurance but you have to consider what the cost is holding up that money. A lot of times we go through the calculation we figure out it’s going to be a break even at best type situation that's even if the market goes up. If it stays flat their actually going to lose money so it’s worthwhile to take the time and look at your own specific situation. And although in these challenging times things are certainly different, one nice thing that we've been able to do and really help out a lot of our clients is do virtual market evaluations and how we do that is we look at your house, you are able to walk your house either virtually or just take 📸 pictures for us, send them to us or we do it via zoom meeting and we can accurately tell you what your house is worth, what you can expect to sell it for, even in the worst case scenario come 🌷 Spring. Plus we can address certain issues. If there are things you’re thinking of fixing we can let you know that yes, it is a good idea to fix these or maybe it's not a good idea to fix and you’ll lose money. So take the ⏰ time, it only actually takes 5 or 10 minutes for us to do this.
